Terms & Conditions

These terms set out the agreement between you and Lai Yuen when you use our services or spend time with us at the residence.

These Terms and Conditions govern your relationship with Lai Yuen Senior Living Residence, operated at 8 Fung Shing Street, Ngau Chi Wan, Kowloon, Hong Kong ("Lai Yuen", "we", "us"). By using our services, enquiring about residency, or visiting the premises, you acknowledge that you have read and understood these terms.

We have written these terms to be straightforward. If anything is unclear, please contact us at [email protected] and we will be happy to explain.

1. About Lai Yuen

Lai Yuen is a senior living residence for older adults, offering companionship, cultural activities, and comfortable furnished accommodation in Ngau Chi Wan, Kowloon. We are not a medical or clinical facility. Our services are lifestyle and social in nature, and do not constitute healthcare, nursing care, or medical treatment of any kind.

2. Our Services

We offer the following monthly membership plans:

  • Companion Circles (HK$960 per month) — small group social sessions including tea, card games, mahjong and shared conversation, hosted on weekdays throughout the month.
  • Cultural and Recreation Studio (HK$2,140 per month) — a weekly programme of calligraphy, Cantonese opera listening, gentle music sessions and craft afternoons in our studio space.
  • Residence and Lifestyle Plan (HK$3,720 per month) — a furnished room with housekeeping, laundry, full dining and open access to all social, cultural and garden activities.

Service descriptions are provided in good faith. Programme schedules may vary from month to month. We will give reasonable advance notice of any changes that materially affect a participant's enjoyment of a plan they have enrolled in.

3. Eligibility

Our services are designed for adults aged 60 and above. Exceptions may be considered at our discretion for adults whose circumstances align with the social and lifestyle nature of our community. Residents requiring continuous nursing care or medical supervision are kindly advised that Lai Yuen is not the appropriate setting for their needs.

4. Enrolment and Agreement

Enrolment in a service plan is confirmed when both parties have signed a Residency or Membership Agreement and we have received the first month's payment. The terms of that agreement, together with these Terms and Conditions and our Privacy Policy, form the complete agreement between you and Lai Yuen.

We reserve the right to decline or end an enrolment where we reasonably believe that participation would be unsafe or unsuitable for the individual concerned, or for other members of the community.

5. Fees and Payment

Monthly fees are due on the first day of each calendar month. We accept payment by bank transfer, cheque, or other methods confirmed at the time of enrolment. A receipt will be issued for each payment.

Fees are reviewed periodically. We will give at least 30 days' written notice before any change in monthly fees takes effect for an existing member.

Fees paid for a given month are not refundable if a member is unable to attend for part of that month due to personal circumstances, illness or travel. Exceptions are considered on a case-by-case basis at our discretion.

6. Cancellation and Departure

Either party may end a membership or residency arrangement by giving 30 days' written notice. For the Residence and Lifestyle Plan, a move-out date will be agreed within the notice period. Any overpaid amounts will be refunded promptly; any outstanding amounts will fall due on departure.

In cases of serious misconduct or behaviour that endangers the wellbeing of other residents or staff, we may end an arrangement with shorter notice. We would only do this after careful consideration and direct conversation wherever that is possible.

7. Conduct and Community Standards

We ask that everyone at Lai Yuen treats fellow residents, guests and staff with consideration and respect. Our community works best when people feel safe, included and at ease. We ask members and residents to:

  • Arrive at sessions and communal areas in reasonable time and in good order
  • Respect the space, furnishings and belongings of others
  • Follow any reasonable directions given by our staff regarding safety or building use
  • Notify us promptly if they will be absent for an extended period (Residence Plan)

8. Guests and Visitors

Residents and members are welcome to receive visitors during agreed visiting hours. Overnight guests in residence rooms must be approved in advance and may be subject to a guest supplement. Visitors are asked to follow the same standards of conduct that apply to residents.

9. Personal Belongings and Liability

Lai Yuen takes reasonable care of the premises and communal areas. However, we do not accept liability for loss or damage to personal belongings brought to the residence or studios, except where such loss or damage arises directly from our negligence. Residents are encouraged to insure personal items of value.

Nothing in these terms limits our liability for death or personal injury arising from our negligence, or for any matter where liability cannot be excluded under Hong Kong law.

10. Health and Wellbeing

Lai Yuen is not a medical facility. We do not administer medication, provide nursing care, or accept responsibility for the medical management of any condition. In an emergency, we will contact the relevant emergency services and, where possible, the resident's nominated contact person.

We ask that members and residents notify us of any health conditions or mobility considerations that we should be aware of in order to support their comfortable participation in activities. This information is held in confidence.

11. Use of This Website

This website is provided for information purposes. The content is maintained with care, but we make no commitment that it will always be complete, current or free from error. We accept no liability for decisions made in reliance on information published here.

You may not reproduce or adapt content from this website for commercial use without our prior written consent.

12. Privacy

We handle personal data in accordance with our Privacy Policy, which forms part of the agreement between you and Lai Yuen.

14. Governing Law

These Terms and Conditions are governed by and construed in accordance with the laws of the Hong Kong Special Administrative Region. Any dispute arising in connection with these terms shall be subject to the non-exclusive jurisdiction of the courts of Hong Kong.

15. Changes to These Terms

We may update these terms from time to time. The revised version will be posted on this page with an updated date. Where changes are material, we will notify current members and residents directly with reasonable notice.
